DOWNTOWN WINTER PARK , FL – Town Center Urbanization Analysis Conducted a market analysis to determine redevelopment opportunities for the City of Winter Park , based on the City's unique position within the Orlando MSA. The purpose of the study was to determine the best way to reposition the downtown core in the face of changing retail environment and the downtown's unique urban position in the Orlando metro area.
ALTAMONTE TOWN CENTER , FL – New Town Center Analysis Conducted a market analysis to determine development opportunities for the Altamonte Town Center , based on the properties unique position near the successful Altamonte Mall. MA Worked with the developer and their architectural firm (Development Design Group) to determine market opportunities and to evaluate the proposed design for the project. The study examined market opportunities in the areas of retail, multi-family residential, office, and hospitality development.
PIER PARK, PANAMA CITY BEACH, FL – Leisure Town Center Analysis MA determined the market position of the proposed Pier Park tourist project, a beach oriented town center located in Panama City Beach , Florida , for St. Joe Commercial. MA also evaluated the town center design and contacted prospective users for the development. As part of this effort, MA evaluated the market conditions in the Florida panhandle region to assess the feasibility and potential absorption of commercial uses within Pier Park . MA developed financial models to assess the market potential for the property. We also worked closely with the projects architects and planners in developing the design.
MARKET STREET AT THE WOODLANDS, THE WOODLAND , TEXAS -Town Center Market Analysis and Design Review Conducted a market analysis to determine development opportunities for the Market Street at the Woodlands main street project, the property is located in the middle of the Woodland Town Center district next to the successful Woodlands Mall. MA Worked with the developer and their architectural firm (Development Design Group) to determine market opportunities and to evaluate the proposed design for the project. The study examined market opportunities in the areas of retail, multi-family residential, office, and hospitality development.
OTAY RANCH, CHULA VISTA , CALIFORNIA – Town Center Market Analysis MA was hired by HomeFed Corporation to evaluate a town center and a village center plan for its long commercial viability; Calthorpe Associates designed the plans. MA uses its proprietary computer modeling techniques to help define land-use opportunities for Otay Ranch town and village centers. The analysis involved an in-depth analysis of retail, office, medical, and hospitality opportunities for the development. MA also recommended implementation strategies for the plan.
SUNTRUST PLAZA , WINTER PARK , FL – Main Street Retail Market and Design Analysis While with Faison David Marks evaluated the retail market and worked with the architects RTKL to develop retail program and a design plan for SunTrust Plaza . SunTrust Plaza is owned by Rollins College and its revenue is viewed as an endowment for the College. The site was approximately 2.5 acres and was developed into a three-story infill project that contains 85,000 square feet of space, with an 830 space parking structure, approximately 25,000 square feet of retail space and 60,000 square feet of office space. David Marks successfully negotiated leases with The Gap, Restoration Hardware, Starbucks Coffee and several local tenants for the College.
